Disney Discovery Villa



Rental times are from 4pm on the day of arrival and the villa must be vacated by 10am on the day of departure. Failure to vacate the property by this time may result in additional charges.

It is very important to note that only persons identified on the booking form are permitted to stay at the villa. The party leader agrees NOT to sub-let, share or assign the property to any persons not authorised by the owner and is signing on behalf of all members of the party, who agree to be bound by these conditions. Please ensure that we are notified of any changes to the original booking, as unauthorised persons staying at the villa will cause the whole party to be excluded from the property without refund. No all male or all female bookings of more than 2 persons will be allowed.


Any changes requested by you after the booking has been confirmed may incur a fee of US $30 / UK £15 in addition to any extra payments that may become due. The alteration will become effective once the Owner sends written confirmation to the customer confirming the change. No change can be made within 12 weeks of your arrival.

If you cancel your confirmed booking or fail to pay the full amount by the Due Date the following table of charges are applicable. Cancellations by you must be in writing by the Main Contact or their legal representative.

In the event that the Owners are able to re-let the property for the Rental Period they will endeavor, but not guarantee, to return to you any monies which they would have gained from your rental, less any discount given to the new customer to secure a late booking and less up to a US $300 / UK £150 administration fee. Further details upon request.

You will be required to pay a Security Deposit of US $300 / UK £150 as a check / cheque or via the online PayPal service (see payment methods). You will be charged for damage and breakages, which are not considered "fair wear and tear", and for extreme use of utilities. This includes, but is not limited to, excessive cleaning costs, replacement or repairs to the property or any of its contents, the pool, pool deck or grounds. Extreme use of utilities includes, but is not limited to, excessive use of electricity (e.g. having air conditioning on full with external doors open!) You will also be charged if the key to the property is not returned or is lost.

The Security Deposit, less any deductions if applicable, will be returned within 30 days of your Departure Date subject to a status report from our Management Company in Florida.

Not withstanding the amount of the security deposit, you are liable for all damage caused to the villa. Thus the Owners reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.

Every effort is made to ensure that the property is in perfect condition for the duration of your stay. In the event that you find something missing or not working, please contact the Management Company immediately. When the Management Company has been notified of any failure they will rectify the problem in a reasonable and timely manner. If the matter is not resolved the customer must follow up the complaint in writing to the Owner within 14 days of the end of the rental period.

If the problem has not been reported as detailed in the clause above then the Owner cannot accept responsibility for any complaints or claims.

You must ensure that children are not left alone in the accommodation at any time. Neither are they to be allowed access to the pool or spa unless accompanied at all times by a responsible adult. You must ensure that all doors that access the pool area are closed at all times. Please note that it is an offence under Florida Law for anyone to tamper with or disable any provisions, such as a safety fence or pool door alarm, that are put in place to prevent or warn of children accessing the pool or spa.

Any damages, breakages, accidents, or losses to be reported to the management company immediately.

For your and others guests comfort the villa is non-smoking. Smoking is allowed in the garden, patio, and pool area, using the ashtrays provided. No Pets are permitted.

The swimming pool is a facility for which you are not charged, only the heating of the pool / spa is charged for and will be refunded pro-rata if for any reason beyond our control that the heater malfunctions. The pool is heated for a fixed period per day. Please understand that it is not possible to guarantee the temperature of the pool, which is to some degree dependant on the local weather.

Please bear in mind that the villa is situated on a development that consists of both residential and vacation homes. Therefore, the Owner, the Management Company and their respective Agents cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.

During your stay access may be required for maintenance by our Management Company and other authorized personnel.

We reserve the right to refuse admission or remove guests from the premises who do not follow our booking conditions and / or while on the premises illegally possess or deal in controlled substances and or are intoxicated, profane, lewd, and or brawling; or whom indulge in bad language, misconduct or disturb the peace and comfort of neighboring homes, or whom do not vacate the property at the checkout time (unless an extension of time has been previously agreed in writing). Refusal of admission to or removal from the property shall not be based upon race, creed, color, sex, physical disability, or natural origin.

If circumstances beyond the Owner's control should make the rental home unavailable, then the customer will be advised as soon as possible. Alternative accommodation of at least comparable standard will be offered if available, or a refund of monies paid, unless the change / cancellation arises from reasons of 'Force Majeure'. In any event our maximum liability to you is limited to the Rental Amount paid.

It is considered essential for the Customer to hold suitable Travel insurance. It is advisable for this insurance to be in place at the time the rental booking is actually made. The Customer is responsible for and pays all travel arrangements, airline tickets, car rental, medical and travel insurance and any other costs incurred in connection with the holiday. Payment via the Booking Form is for the rental of the accommodation only. The owners are not responsible for any loss of enjoyment or use of the accommodation due to travel disruption, etc

Under all circumstances, the Owner, the Management Company and their respective Agents joint and several liabilities are limited to the rental price paid.

Please note that the Owner, the Management Company and their respective Agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however so caused. Under no circumstances are the Owner, the Management Company and their respective Agents liable for any consequential loss whatsoever.

The Owner, the Management Company and their respective Agents accept no responsibility for, and shall not be liable in respect of loss, damage, or injury caused by force majeure events. These include war, acts of terrorism, riots, strikes or other industrial action, airport closures, fire, flood, other weather conditions or any event beyond our control.
